Documentation

The binder nobody kept, kept properly.

Every asset identified, photographed and catalogued — and every document you already hold folded in beside it, so the record is one thing instead of nine.

The knowledge is real; it just is not written down. It is in somebody's head, in a filing cabinet, in an email from 2019, or on a label nobody has read since it was installed. When that person leaves, it leaves — and the replacement rediscovers it at your expense.

Asset inventory

Every identifiable system and fixture, with make, model and serial where the nameplate is legible.

Nameplate photography

A readable photograph of each plate, so a claim never rests on somebody's transcription.

Condition notes

Plain observations at time of capture, with photographs. What we saw, not what we predict.

Your manuals, permits, invoices and warranties collected and attached to the assets they belong to.

This is the least expensive thing we do, and the thing most owners should do first. Everything else builds on it.

3D modelling & LiDAR

A model you can take measurements from.

Not a pretty render — a dimensionally honest capture of the actual building that you can measure, share, and hand to anyone who needs to understand the space without standing in it.

How wide is that doorway? Will the new unit fit through it? Once the property is scanned, those get answered from a laptop. We capture with LiDAR where accuracy matters and photogrammetry where texture matters, and deliver both as one model.

A tape measure only works if you are there.

Generated from the scan and labelled room by room, so the plan matches the building rather than the original drawings.

Walkthroughs

Let people walk it without driving to it.

A tour anyone can open in a browser and move through as though they were standing in the space — no app, no account, no appointment.

Every site visit costs somebody half a day: the prospective tenant, the insurance adjuster, the contractor bidding the job, the owner who lives four hours away. A walkthrough does not replace all of those visits. It replaces the first one — the orientation visit, where somebody drives out purely to understand what they are dealing with.

Price follows three things: the square footage, how much of the property needs documenting in detail, and whether you need it once or on a schedule. Tell us those and we can usually scope it without a site visit.

Worth saying plainly, because these are the things people assume.

People do ask us for those. Ask anyway — if we cannot do it, we usually know who can, and saying so costs us nothing.
